Halloween 2023

Halloween is right around the corner so below are the details for this year’s holiday.
Please note, some residents may not wish to participate in Halloween. If you do not
wish to participate, please leave a note on your front door indicating that you will not be
handing out candy.

Trick or treating will be from 5:00pm to 9:00pm

Halloween Patrol will be on site the holiday weekend to patrol the property.
Curfew: The curfew is 9:00pm and will be in effect from Friday, October 27 through
Tuesday night. Halloween patrol will be enforcing this. Anyone under the age of 18,
resident or guest must be inside a unit or off the property by 9:00pm each night.
Halloween patrol will stop anyone hanging out or walking around the community. This
is to protect the residents and the property.

Lights on: For the safety of all residents, please have your front and back lights on
starting Friday night and through Tuesday night.

Banned items: Eggs, shaving cream, toilet paper, etc. Vandalism will not be tolerated.
Anyone caught vandalizing any portion of the property will be prosecuted and fines will
be imposed. Parents – Please supervise your children.

****Important****

Guests & Parking Permits: Residents are permitted to have guests join them for trick
or treating but everyone will be stopped at the front entrance to ensure anyone entering
is either a resident or a guest of a resident. This year, residents may provide their
guest with a guest pass so they have no trouble at the front entrance with
entering the property. If you need a guest pass for anyone you have visiting the
property on Halloween night, please contact our office and we will provide a guest pass
for you. If you have guests coming to the property, please make sure you give them this
pass. As always, residents must display an NSHOA parking tag in the windshield to
park on the property. If you do not have an NSHOA parking permit sticker, you will
be stopped when entering the property so please make sure you have a sticker to
show you live on site. If you need a permit sticker, please complete a vehicle
information form which can be found on the website (above) or in your homeowner
portal, and return it to Management.

March 13, 2023: Monday-Wednesday Storm Information

Good morning North Side. Unfortunately we’re expecting a big snow storm tonight into possibly Wednesday. Below is some important information concerning North Side HOA.

1. The red flags will be out on the main strip which means no parking on the main strip. Red flags = no parking. If you see the red flags out, DO NOT PARK ON THE MAIN STRIP. The main strip must be kept clear of all cars for the duration of the storm so the road can be cleaned of snow. Vehicles on the main strip will be towed so please do not park on the main strip. We know it sounds redundant but people continue to park on the main strip when the red flags are out and end up getting towed.

2. This storm will be a marathon storm which means it will go on for a long time. Do not move your cars to the main strip tomorrow because we have no idea when parking spaces will be cleaned. Please refer to #1 – no parking on the strip. We will send an email and a text to everyone letting you know when cleanup will start for the parking spaces. Do not move your cars until you receive the email/text.

3. Due to the amount of snow we’re expecting, ALL cars have to move for cleanup of the parking spaces. There is plenty of time to make arrangements now so please don’t wait until it’s time to move cars to say you’re at work and can’t move your car, your car doesn’t start or you worked the night shift and won’t be awake. Please make arrangements now to either move your car off the property or give your keys to a neighbor, friend or relative to move it for you. Leaving snow around any of the cars creates a liability for both the snow company and North Side HOA which in turn affects every single homeowner should someone fall. The fine for not moving for snow cleanup is $100.00 per car and/or towing.

4. Lastly, when it’s time for cleanup of the parking spaces, it’s going to take most of the day for the contractor to do the whole property due to the amount of snow. Keep in mind that the same crew will be working from tonight to possibly Wednesday morning only with breaks here and there so they will be exhausted. Let’s get them home as fast as possible. You can help by clearing off your cars ahead of time and being ready to move when it comes time for your lot’s cleanup. A lot of times, the trucks will enter the lot and people will just start clearing their cars off despite beeping of horns, emails and texts. The faster everyone exits the lot, the faster the snow removal will go and the workers will be able to get back to their families.

North Side HOA – Red Flags on the Main Strip

We originally expected this snow storm to be a light one but unfortunately the forecasts are saying otherwise now. The snow contractor has recommended that the RED FLAGS be placed on the main strip to indicate NO PARKING until the storm is over and the roads have been cleared and salted.

Please do not park your car anywhere on the main strip. If it is already on the main strip, please move it. The strip needs to be kept clear of cars so the plows can keep the road clear of snow.

If any cars are left on the main strip while it is snowing, they run the risk of being towed.

We will follow up with more information tomorrow on whether or not cars will have to be moved for plowing of the parking spaces. Thank you and have a pleasant evening.

Dear North Side residents:

We are officially into the cold weather now so here are some fall/winter reminders for all residents:

  • Pellet stoves or fireplaces: If you have a pellet stove, fireplace or wood stove, please have them cleaned by a professional prior to using Receipts of cleaning must be returned to our office. Please note wood burning stoves, fireplaces and coal stoves are no longer permitted to be installed. If you have one, it has been grandfathered in but cannot be replaced.
  • Holiday decorations should have been removed from outside of the units by Thursday, November 10th per the Rules and Regulations. This includes pumpkins left from Halloween as they will begin to rot.
  • Outside water spigot – Be sure to turn the water valve off in your basement and then open the spigot outside to drain the water This will prevent freezing of the line over the winter which can result in the pipe bursting and flooding your unit.
  • Fuel storage – Wood and bags of pellets are permitted to be stored on your back patios until April Wooden pallets must be disposed of properly when you’re finished with them. They cannot be placed outside the dumpsters and they cannot stay behind your unit throughout the year. In addition, delivery of the pellets must be in the front of the unit. At no time are trucks or cars permitted to drive on the lawn.
  • Snow policy – Look out for a future email containing the 2022-2023 snow policy and please, if you have not already – provide your cell phone number for texting as we plan to use community wide texting for snow removal notifications this winter. It really helped last winter with alerting residents to move cars for snow removal.
  • NSHOA Parking permits – Please make sure your vehicles have a NSHOA parking permit sticker while on the property.
  • Gutter Cleaning – This year’s gutter cleaning (front and back) is scheduled for Monday, November21st. Please note that leaf blowers are used when cleaning the gutters so please make sure your personal items are moved or secured as debris may fall during the cleaning.

Summer Reminders 2022

Dear North Side Residents:

With the warmer weather hopefully here to stay, we would like to remind everyone of some things to keep in mind while living on the property.

  • Please obey the community speed limit – there are more children playing outside and they don’t always pay attention to their surroundings.
  • Children are not permitted to play with balls on the property. This includes inside the tennis courts.
  • Motorized bikes, atv’s, dirt bikes, etc are not permitted on the property
  • Please do not feed the wildlife. Feeding them bread or anything similar does them more harm than good and causes them to keep coming around which damages the lawns.
  • If your building was already sided, you cannot drill into or hang things in any way from the new siding or trim as it voids the warranty of the product.
  • For buildings which were already sided or are nearing the siding process, the warranty on the siding product requires that dirt/mulch be at least 6 inches from the surface of the product. If you have dirt, mulch, stones, etc within 6 inches of the bottom of the siding, please remove it. Plants should also be away from the siding.
  • If you wish to replace your windows or doors, approval is required first. You can complete an architectural review request through your homeowner portal.
  • Front porches are required to be stained by the homeowner. If your front porch has not been stained in a while, please stain it this year as it prevents the wood from aging/warping and in turn, needing replacement. We will be noting on the next inspection, porches that are in need of stain.
  • Vehicles with oil leaks or the like – some of the property was recently paved as we know. If your vehicle is leaking any type of fluid, it will damage the new asphalt. Vehicles with fluid leaks are not permitted on the property so please take care of your vehicle leak promptly. There are areas of the property which are scheduled for paving this year as well. If your vehicle leaks any type of fluid, please have it repaired now before paving begins. The cost to repair any damage to the new/newer pavement as a result of fluid leaks will be the responsibility of the vehicle owner.
  • Please pick up after your dogs and walk them only in the approved dog walk areas. Please also keep them off the newly planted grass seed around the property. Dog urine damages grass.

Beach opening/Beach Pass Distribution

Hello everyone. We just shared a file containing the beach opening notice through the homeowner portal. If you have not yet activated your portal, attached is the notice with the opening information including the dates and times you can pick up your 2022 beach pass stickers.

If you have tenants, please make sure they are aware of these dates and times if they will be picking up the stickers.

Chelsea Cove HOA Annual Dues Payment

Good afternoon homeowners. There are a lot of people who have not paid the annual dues yet this year. As a reminder, this fee of $550.00 was charged in January and was due May 15th. Several account statements have gone to those who have not paid.

Important: The beach opening notice will be going out this week with the dates to pick up for 2022 stickers. If you have not paid your annual dues, you will not be able to pick up your beach pass stickers for this summer.

If you have not paid your annual dues yet, please make a payment today on your Chelsea Cove homeowner portal via appfolio or on duespayment.comReceiving this email does not mean we don’t have your payment so if you paid, please disregard this email.

North Side HOA Parking

Good afternoon residents. This is a general email to all units in buildings 7700-7900. It was brought to our attention that people have been parking in a vacant unit’s parking spaces. This is a reminder that parking in others’ assigned spaces is never permitted, regardless of whether the unit is occupied or not. Please make sure your vehicles are either in your own assigned space or in a designated guest space. Thank you all for your cooperation.

Chelsea Cove HOA Annual HOA Dues – due by May 15th

Good afternoon homeowners. This is a quick reminder, if you have not yet paid your annual HOA dues for Chelsea Cove HOA, please do so as interest will be charged after May 15th.

Please also remember that access to the beach this summer requires that your account is paid in full. Beach pass stickers will not be issued to any unit with an unpaid balance. Account statements will be sent out later today as a final reminder for those with a balance.

Payments can be made online through the homeowner portal, via duespayment.com or by check in the mail to P.O. box 1412 Highland, NY 12528.

A notice will go out later this month regarding beach passes, including the dates and times for pickup. Let us know if you have any questions or concerns and have a great day!

Ball Playing in the Tennis/Multi-Sport Court

Good morning residents. We have been receiving complaints of children playing baseball and football in the tennis/multi-sport court. Please remember that the tennis court area is for tennis or volleyball only.

Parents, children under the age of 12 are not permitted inside the tennis court area without a parent. Please do not give your older children the key to the tennis/multi sport court if they are not using it for one of the sports the court is designated for.
